Leads come from wholesalers, and I filter them using strict yes/no guidelines based on buyers’ criteria. Up to three buyers are selected for a deal (first-come, first-serve, with one preferential buyer contacted first with an hour head start) to ensure exclusivity and clean feedback loops. I coordinate communications, lock in terms, and move deals toward closing, often earning compensation privately from both sides or via joint venture assignments. Post-closing, I collect reviews and testimonials.

Buyer Relationships

Buyers are qualified through training (clarifying their Buy Box and investor profile) and maintained via monthly touchpoints. Preferential status is given to those who complete training and meet touchpoint requirements. If a buyer’s criteria shift or they miss touchpoints, I address misalignment through follow-ups. Unresolved issues lead to loss of preferential status, requiring training review, Buy Box recalibration, and 3+ instances of fast feedback to regain it.

Wholesaler Relationships

I filter leads rigorously, rejecting poor-quality ones (e.g., pricing too high for margins) and provide actionable, collaborative feedback (e.g., “napkin underwriting” with ARV, renovation estimates, and MAO set conservatively to allow negotiation room). This feedback encourages wholesalers to adjust terms and aligns future submissions with my buyers’ Buy Boxes. My fast, supportive feedback and occasional 1:1 wholesaler support are key draws for wholesalers to continue working with me.
